  The property was clean and comfortable and full of extras in the kitchen which was a great help.

  The outside garden and seating area gives a place for relaxing, eating or just a few minutes solitude. Having travelled with 4 children of differing ages this cottage was spot on. The play area and cattle for the little ones and the football pitch and games room kept our tonnage grandson amused as did the trampolines. The layout of the bedrooms meant that we, the grandparents, could keep separate to the two families at night time and the large dining room meant we could come together at mealtimes. The surrounding area has lots for families to do and for us one delight was the pass to Dalby forest. We used this and discovered great value days out. Everyone asked to return again. We encountered one problem but do not believe the owner can rectify it but did not ask. One morning due to lack of water pressure we had no flushing toilets. From that morning the shower in the en-suite bathroom only ran at a tap speed, lovely and hot but only just enough pressure to make the shower work. We hope to return again.   Had a lovely holiday at Boundcliffe Farm.

  We were a family group of 7 with ages from 21 to 88. My parents struggled with the stairs, one staircase had no handrail, but we managed with this. My only negative is that the property is listed as having 3 bathrooms but there are only 2 bathrooms and a separate toilet. The hosts are lovely, they live next door and are there for anything you might need but are not at all intrusive. Before I arrived I contacted Mr Watson to ask if he knew where I could hire a wheelchair for my mother and he borrowed one from a friend for us. This was a great help, thank you. The cottage is very warm and cosy with everything you could need on holiday. The kitchen is very well stocked and there were lots of cleaning products left, plus washing up liquid, dishwasher tablets and washing powder. There were lots of towels and also spare towels in a cupboard which is handy for a large family. The games room was great and there were numerous board games. We found the cottage very clean and welcoming. Thank you for a lovely holiday.

  We had a fantastic stay in Linden Lodge. The lodge itself is absolutely beautiful, very tasteful and modern decor, lovely spacious living and dining area. Compact but perfect kitchen. The bedrooms are a great size for a lodge and the beds were extremely comfortable! The smart tvs were a bonus. We love this area and visited the neighbouring towns Pickering, Malton, and also took our children to Castle Howard and Dalby Forest whilst there. A beautiful location. The lodge was absolutely immaculate, matched photos perfectly, and felt comfortable. The park itself is still being built up, so was quiet and peaceful, which we loved, but it’s still small in size so I can imagine a full park in summer would still be absolutely perfect. I had a few queries and had to contact the hosts a few times - although my queries were not quite rectified- the team were brilliant and got back to me very quickly and in a polite and professional manner.   Once again a beautiful stay in this perfect peaceful lodge. We feel right at home here, the lodge is in a fantastic location only a stones throw from restaurants, pubs, a Lidl supermarket, some beautiful walks and attractions. This time we did Go Ape with our children and a Gruffalo walk both of which are in the nearby Dalby Forest, and we also visited the North Yorkshire Moors train and took a steam train to the village of Goathland which was absolutely lovely. The lodge was the perfect base to stay at, cosy and clean with all the amenities you could ever need, our children got quite muddy at the forest and luckily there is a washing machine in the lodge so we could get things washed quickly! The internet is now free from the site, as they have had a mast and routers fitted and a lovely gentleman came to advise us during our stay. We had a slight heating issue on arrival but a lovely man came to fix it within minutes and it was working! We will be back soon, thank you again ?

  The cottage had everything that we needed for our very large family The kitchen is very well equipped, the accommodation is very homely and comfortable, bedrooms were spacious as was the lounge. The games room was amazing for adults and children alike. The children enjoyed the playground where they spent a lot of time after our days out. The location is ideal for visiting Whitby and the surrounding area. Only a 30/40 mins drive to York. We absolutely loved our time at Boundcliffe and would highly recommend it. All-ready booked for next year as we enjoy it so much. Sorry guys we are coming back There is home baked bread plus all essentials when you arrive which is very welcome after a long journey. It really is great for a large family. My daughter stayed in the smaller cottage at Boundcliffe they too had an enjoyable experience and would recommend also.
