Beware. The company who manage this property charge an additional £25 for "damage waiver". They mention a charge deep in the description, but don't tell you the amount until a few days prior to your stay. Speaking to a neighbour, I don't think the owner knows that their property is listed on Airbnb. The company give inaccurate details about parking. You do have one space, but if you have anything other than a small car, it is really hard to access. You also need to reverse down a very tight back road to get in, and if the neighbour has their car parked next door, you simply can't park. There is a step metal stairway to the back door. There is no real on street parking unless you are very quick to grab one of the few spaces available. The "short 15 minute walk" to town is longer than this and down an incredibly steep hill. It certainly takes longer than 15 minutes on the way back. The house itself is clean but the mattress needs replacing and there is no garden to speak of.

The house is lovely and there was everything you needed plus more, the ensuite bathroom has a fixed electric tooth brush charger that I was surprised to see and in the kitchen a Ninja air fryer. As we were there for a long weekend we didn't cook and only used the toaster! If you were there longer it would be easy to cook for yourselves as it was well stocked with all the pots and pans etc. The parking is difficult as the space is to the rear of the property, down a narrow lane that isn't lit very well. Luckily we took my little Yaris so it was not too bad but I think you would struggle with a large car as there isn't any real turning places with the other cars parked down there. Also, you can't park outside the property as there's double yellow lines and the steps up to the property are quite steep and uneven so a bit difficult for anyone with mobility issues.

Lovely large bedrooms and comfy beds.
Ideally placed for walks and places of interest. Picture of living room/dining room/kitchen was deceiving, it was a lot smaller in reality. Overall cleanliness left a lot to be desired. Glitter on the bedside table, very dusty around the stereo and unit it was sat on, crumbs under the dining table, mold in all the bathrooms, food and a toy car under the sofa seats and dog hair not removed from any of the cushions. Plus only 1 shelf in the oven making it difficult to cook for 6 adults. We did try to report these issues but there was no one available at reception, possibly due to it being new year. I would recommend it but it would need a proper clean first and the patio area would need to be finished and functioning, it's the only thing that let the property down really. Overall there's room for improvement but a nice property.

Rock End, Matlock was stunning to stay in. The decor was very modern but also in keeping with the houses age. All mod cons including an air fryer. With a lovely bathroom too The listing didn’t mention the steep and uneven depth steps into the front of the property; nor the very steep staircase to the rear. The on site parking was very tricky to navigate; reversing down a steep corner track; with no on street parking left close by if we couldn’t do this. Wellington Street is very very steep- only accessible on foot if you’re fit and well. Whilst the decor was amazing- there are sharp corners on the fireplaces and worktops; no safety options within the stairs for small children. A lovely property but our experience was really disappointing.
We arrived on the Friday evening and stayed until late on Sunday morning. Unfortunately, there was no hot water in the property for the entire weekend. When raised with the service number provided on the Saturday, we were told an engineer would be contacted. Then we received a text to say that the engineer could not attend the property that day as he was attending a 60th birthday party and would arrive in the morning (Sunday) instead. We waited but left the property at 1130 hrs as our check out time was 1200 noon. Upon contacting the service people again to say the engineer had not arrived, the excuse given was that the town was full of tourists and he couldnât find parking. Awful customer service and really, really disappointing. The owner additionally refused a partial refund due to the inconvenience caused.
