This was our third stay in Limhus Cottage during the past two years.
The location, garden and views offered across to the fells are all top class. However, on this occasion the standard of cleanliness has been extremely disappointing. The main areas of the property that are on show were all okay, but closer inspection reveals that the thoroughness of the cleaning between guest occupancy that should be expected is not being carried out. My major areas of concern were: Shower enclosure - it would appear that this has not been correctly cleaned for some considerable period of time. Black mould and debris are visible around the door frame and seals, the gab handles, and indeed the suppled cleaning blade for drying off the shower walls and screen. The reverse of one of grab handles was completely black with mould. I cleaned this myself as best I could. Additionally, the shower door is no longer water-tight and leaks out onto the bathroom floor. Dust - the bottom half of the bathroom heated towel rail was covered with dust. I cleaned this myself. Other areas that havenât seen a duster for a while are the flat surface behind the TV, and the tops of skirting boards, especially those in the bedroom and bathroom. Dirt - the bathroom vanity unit shelves were stained, and the wardrobe floor was covered with what appeared to be flakes of dry paint. I cleaned the vanity unit and vacuumed inside the wardrobe. All of this would suggest that either the terms of reference that the property owners have with the current cleaning company needs some revision, or the work is not being performed as contracted and therefore needs to be subject to closer control. Lastly, a suggestion. As the house next door is now also being let, a voile or venetian blind fitted to the bedroom window would offer a degree of privacy, rather than needing to keep the curtains closed. Please view these comments as being constructive and hopefully they can inform the necessary remedial actions that need to be taken, because the property really is a lovely place to stay.

The owner was very helpful at first, even going out of her way to find me a large cooking pot as the ones available at the cottage were rather small.
However things quickly turned sour when the boiler stopped working, at which point she accused us of "messing with the settings". When asked how soon she would be able to arrange for it to be fixed she said that she simply didn't know because there isn't always someone on site, given how remote the cottage is (the folder at the cottage stated that the owners live on site and are always available for assistance). Anyway I ended up doing my toddlers bath using boiled water from the kettle and the rest of us had cold showers. This was late August and the weather was wet and windy with temperatures averaging 10-15. We woke up the next morning to find hot water and someone on site fixing the boiler. It was all sorted out in a few hours and we had the heating up and running as well. While I appreciate that the issue was fixed promptly, I found the owner attitude rather unprofessional and rude. To throw around accusations at paying guests without evidence is not appropriate. Also, the listing stated there would be central heating. There was no mention that it would be on a timer and would only be running for a few hours in the morning and evening. This should be made clear, as it can get quite cold in Lake District, even in summer months. Other than this, the cottage is in a lovely location, was very clean and had everything we needed for our stay.

This was a very pleasant cottage with a lovely little enclosed garden.
There was plenty of space for two of us plus small dog. I am sure it would have been okay for four, but six might have been a bit of a push, especially in the rather small dining room. The location in the hamlet of Rosthwaite in the beautiful Borrowdale valley is wonderful. Disappointingly, unlike many of the rental properties we have visited, there was no welcome pack, not even a couple of tea bags and a drop of milk for a cuppa after a long journey. Remember to take your own, However the property has one very big drawback, the on-site parking. Although the instructions blithely say you can park in the adjoined garage, this is in fact a VERY tight space even for our relatively compact car, with stone walls very close indeed and severely restricting turning space to get in and out. I would only recommend this for drivers who are very confident to manoeuvre their vehicle in unfamiliar and intimidating tight spaces. There is however a small car park a short distance away if you are content to park off site. This should be made clearer on the property details rather than simply promising on site parking. Sadly for us continual worry about the parking rather marred what would otherwise have been a lovely holiday.

This was our third visit to Laal Field House.
We hope to get back again next year unless it is (as usual) fully booked. We love the house, its size, garden, location ... everything. A couple of comments / negatives from this year. The house does need a tidy up in a couple of places - Small patch of wallpaper hanging off the ceiling in the living room, mould spots on the ceiling of the main bathroom. The refuse bin. We were five adults, one toddler and one baby. The bin was almost entirely full when we arrived on Friday. It was emptied on Tuesday but we had almost entirely filled it with refuse and nappies by the time we left on the following Friday. Could really do with a larger refuse bin. Only one front door key this year - to be used by the two families at the house ! - Contacted Sykes, somewhat unhelpful and possibly patronising (in my opinion) response. And no high chair this year (we were provided with a high chair on previous visits) The house really does have every facility ... except a high chair.
