  This is our second time staying at The Boundary as a family and we had a fantastic Christmas break.

  The welcome hamper was very much appreciated by all. The Boundary is a beautiful property in a perfect location … however I feel the need to mention a couple of things that require some attention. The sofas in the lounge are very tired and well used and in need of replacing, as are the cushions, most of which are flat and have broken zips. The property is advertised showing four sofas in the main lounge, however there were only three on arrival and this was barely adequate to seat us all in comfort (very tight squeeze). Also several bedrooms had TVs in them which we struggled to get to work, although I did see instructions in the house manual that said what to do to get them working… and implied that if they worked you were lucky and if they didn’t work , well you have two TVs downstairs that do …. a very take it or leave it attitude. In my opinion it would be better to remove them from the bedrooms then it wouldn’t be a problem. Lastly the property is in need of some general interior maintenance …. Cooker door handle needs tightening Part of light fitting missing in my bathroom, and numerous other small jobs that the cleaners wouldn’t notice. Perhaps a book for guests to report any issues may be an idea going forward. Please take this constructive criticism in the spirit it is meant, to ensure all future guests have an amazing stay.   This is a lovely period Property right in the heart of the action very central to Windermere with all it has to offer.

  Large bedrooms very comfortable and a terrific house for a large group celebrating birthday! The Kitchen is well appointed, great cooker with all the necessary equipment to host, lovely dinners, crockery glasses etc you'd expect. The house has several areas if someone wants to just sit quietly and read or possibly play some video games (if you've got the younger members with you). The owner was kind enough to allow us to bring an extra dog which we very much appreciated. The big bonus for us was the weather and being able to do all the walks we like to do. Like all older houses it has its quirks, but none of it bothered us in the slightest! We were there in the winter and the two Woodburning stoves made things fabulously toasty, they'll go through the wood so if you want to have these on, you need to bring plenty or buy locally. There and it was very responsive to all questions asked and overall we had a fab time!

  I was offered a 20% discount before the holiday due to “wear and tear that the owner hadn’t had a chance to rectify” that had apparently dropped the property rating from 5 star to 4 star.

  There is no way the property was at the level of a 4 star rating. It was dirty, particularly in the kitchen and bathrooms, and dirtiness that was easy enough to clean it just hadn’t been done. There was also excessive damage to furniture and fittings, a shower door had been smashed and not replaced, the lock on the front door was broken and didn’t lock (we had small children). Wardrobes didn’t open, mattresses were awful, this is just a few of many, many issues. Honestly I’d expect far better from a Travel Lodge. I feel Sykes knew about this due to the discount offered, which I now feel was to try and prevent larger claims due the condition of the property. I think in this case you have put customer satisfaction below minimising losses in your priorities, I feel quite cheated that I paid for a “5 star luxury holiday home” and got a dirty, damaged 2 star property at best.

  Lovely property in an ideal location close to all of Windermere's amenities.

  Very clean and tidy, and really well-presented. Only issue we had was no access to BBC channels without logging into iPlayer on the smart TV in the lounge and login required to watch Channel 4 etc. via the TV apps, but that wasn't really detrimental to the property as a whole. Parking at the rear of the property was a real plus, given that Windermere town is often very busy and parking is at a premium. Have stayed in less appealing properties in and around Bowness and Windermere, and this one really stood out for all the right reasons. Spacious and roomy, with high ceilings and big bedrooms, and no less than 3 toilets over the 3 floors. Nothing bad to say about Snowflake Cottage at all. Worth the money and a great base for a family break in the Lake District.

  What can I say….

  This lodge was an amazing home from home, comfortable there was absolutely everything you could need well equipped, high quality and clean. We personally have had a few difficult weeks after loosing a parent suddenly, this was just what we needed to help. We visited and had walked a few places, so much was close by, as a base this was perfect would definitely come again. Ambleside was our favourite place to see, walked from the site up past the Mortal man (stopped in on way back) to the top of Wansfell, did Rydal caves and High Sweden bridge walk such a beautiful area and the Hardknock pass. Could have stayed much longer. Thank you to the owners for making our Christmas 24 a little bit special at tough time. Definitely a 10/10
